GENERAL SPECIFICATIONS OF CONSTRUCTION

MUTALOS PROJECT-KATHIKAS 

STRUCTURES AND WALLS

The building structures of all villas are constructed with reinforced concrete.  All external/internal walls and partitions are of high quality hollow clay bricks, 200mm wide for external walls and 100mm wide for the internal walls.

WALL FINISHES

The external walls are coated with three coats of plaster and high quality paint finish.

On the internal walls, three coats of plaster are applied in all rooms, except the WC and bathroom, in which quality finished ceramic tiles are fitted.  The surrounding work surfaces and wall units of the kitchen shall also be tiled with high quality ceramics.

 FLOOR FINISHES

Living/dining room, kitchen, bedrooms and bathrooms, balconies, and verandahs shall be fitted with high quality Italian ceramic tiles chosen by the owner . Basement  with standard  ceramic tiles will be chosen by Vendor.

 ELECTRICITY

The electricity is supplied from the Electricity Authority of Cyprus (E. A. C.).  Three double sockets will be fitted per room as standard. TV and telephone points shall be installed in the living room and all bedrooms.  Provision for air conditioning hot and cold is provided in the living room and all bedrooms.

 CEILING FINISHES

Concrete roof throughout the villa.

 CARPENTRY WORK

Entrance/Front door shall be made of solid oak.(special offer aluminium entrance door)

Framework shall be made with seasoned timber. Internal doors shall be of MDF with wood dressing (OAK).  Kitchen units are to be made of MDF with wood dressing (OAK) matt finished . .(Special offer for Italian Kitchen and wardrobes )

 ALUMINIUM

All windows and patio doors shall be of wooden  color aluminium (double-glazed)

PAINT WORK

Timber frames for internal doors shall be varnished or painted with Sadolin P65 No. 2. 

Bathroom ceilings shall have spatula and gloss painted finish.

 SANITARY WARE

A selection of first quality sanitary ware and fittings in several colors to suit individual requirements .The maximum allowable cost are indicated on the attached allowable table.

 CENTRAL HEATING

Provision for Central Heating  

PLUMBING INSTALLATION

The main water supply is from Kathikas  Village and shall be connected to a water meter.  

A solar system for hot water supply includes:

 1 boiler of 40 gallons with immersion heater.

Absorption pit 0.90m, 30 feet deep.
